Home Inspection

A visual, non-invasive evaluation of readily accessible installed systems and components, with supplemental thermal imaging included when conditions permit and a modern digital report.

Who it is for

Buyers, homeowners, sellers, and real-estate professionals who need practical information about observed property conditions.

Main scope

Visible and readily accessible areas of the roof, exterior, structure, interior, electrical, plumbing, heating, cooling, built-in appliances, insulation, and ventilation are evaluated within the signed inspection agreement.

Important limitation

The inspection is not technically exhaustive and cannot reveal every concealed, intermittent, inactive, inaccessible, or future condition.

Commercial Inspection

Visual inspections for commercial buildings, offices, retail spaces, warehouses, churches, mixed-use properties, and investment properties.

Who it is for

Owners, buyers, investors, tenants, property managers, lenders, and other clients who need documented observations about a commercial property.

Main scope

The scope is tailored in writing to the property type, client objectives, accessible areas, and agreed building systems before the inspection.

Important limitation

A commercial inspection is visual and non-invasive unless a different written scope is agreed, and it is not an engineering analysis, environmental assessment, or complete code-compliance inspection.

Wood-destroying insect observations

ODAFF Termite/WDI Inspection

A visual inspection of accessible areas for visible evidence associated with wood-destroying insects and related conducive conditions.

Who it is for

Clients whose transaction, lender, or other requesting party calls for an Oklahoma wood-destroying insect inspection.

Main scope

Inspection documentation, scope, limitations, and applicable disclosures are based on current Oklahoma requirements and the signed inspection agreement.

Important limitation

The inspection does not guarantee a structure is termite-free or that concealed activity, hidden damage, or future activity will be identified.

Focused insurance information

Four-Point Inspection

A limited inspection focused primarily on the roof, electrical, plumbing, and heating and cooling systems.

Who it is for

Property owners or insurance applicants whose insurer has requested a four-point inspection or specific form.

Main scope

The four named system areas are observed and documented according to the requesting insurer’s form requirements when provided.

Important limitation

This is not a complete home inspection, does not determine insurability, and does not guarantee policy approval.
